Change or update of property tax title holder in Medellín
Property tax in Colombia is a local tax levied on real estate property, i.e., real estate such as land, houses, apartments, commercial premises, among others. It is a municipal tax levied annually and its collection is the responsibility of local administrations, such as mayors’ offices or municipalities.
Property tax is used to finance municipal expenses and services, such as urban infrastructure, security, road maintenance, garbage collection, among others. The property tax rate varies according to the cadastral appraisal of the property, which is an estimate of the commercial value of the property made by the entity in charge of the local tax administration.
The cadastral appraisal is calculated taking into account different factors, such as the size of the land, the existing construction, the location and the use of the property. Based on this appraisal, a rate established by the local entity is applied, which may vary depending on the location and specific characteristics of the property.
It is important to note that the property tax is mandatory and non-payment may result in penalties and surcharges. In addition, it is the property owner’s responsibility to ensure that the cadastral appraisal is up to date and that the corresponding payments are made within the deadlines established by the local administration.
In case you need to update the property tax collection address when there are changes or errors in it, the process can be done in person or virtually with the following documents:
- Format of procedure cadastral filled out.
- Certificate of freedom and tradition with date of issue not more than 30 days before the date on which the request is made..
- Copy of the public deed deed registered with date of issue not more than 30 days before the date on which the request is made.
- Photocopy of identity card.
- Additional documents to verify the information (optional).
