The Colombian Rental Law, also known as Law 820 of 2003, regulates the relationships between landlords and tenants. Contract Duration

One of the most important aspects is the duration of the contract. Housing contracts have a minimum duration of one year, while commercial contracts may have shorter terms. The law requires that civil contracts be in writing, detailing the rental conditions: rental fee, obligations of the parties, and additional clauses.

Increases in the rental fee cannot exceed the Consumer Price Index (CPI) plus one percentage point per year. This measure protects tenants from excessive increases and guarantees payment stability.
